TC was pleased to be appointed Employer’s Agent and Project Manager by Tudor Jenkins Properties for this project, after they secured an Agreement for Lease with Sainsbury’s for a local convenience store.
TC worked closely with the client and their team throughout, from initial planning to contractor procurement and delivery.
Adding value
Together with the architect, Inspire, TC was able to enhance the scheme by adding residential apartments, a move that would require efficient demolition of the previous shop and flats but add greater value for the client.
The resultant scheme provided significant additional floor space and residential units, maximising both footprint and capacity for the client.
Keeping ahead of schedule
Prior to contractor procurement, TC diligently managed tenant specification negotiations, as well as party wall works and a temporary road closure which was necessary for the during of the construction.
Early handover of the retail shell was achieved for Sainsbury’s fit out team, and the residential element of the project was completed on budget ready for the planned tenancy agreements.
